Ave-Lansdale was sold on 12/29/20 and is now called “The Flats at Lansdale”
It is still a good place to live. The new owner does some welcome things that the old owner did not, such as check the dryer vents in order to prevent fire hazard. The owner also recently improved the door locks and thermostat so they are easier to use. Office people are pleasant, as are the maintenance people. Maintenance is done very promptly, and can be requested on the resident portal or by phone. The grounds are kept up, with new flowers planted each season. Our apt is generally very quiet. When a neighbor moved in recently and played loud music, the assistant manager stepped in to solve the problem right away. Snow was removed fairly promptly from the interior roads and walkways in the complex.
Packages are delivered to lockers in the main building, and residents are emailed and/or texted when packages arrive for them.
Only complaints are call boxes at buildiing entrances which have not worked for several years, although management says they are due to be replaced,

The following reviews were written when the apt complex was still owned by AVE, and called Ave-Lansdale.

Apt complex was built around 2013. Very clean, excellent architecture, beautifully landscaped. Great management and staff. We face a lovely landscaped garden (Bldg D). Quiet, even though near Lansdale Turnpike entrance (which is on a level much lower than our apt level).
Nice gym, and outdoor pool with BBQ grills near pool.
We rent two garages, downstairs in our building.
MAINTENANCE (especially Draper Baily) IS SUPERB, which we really appreciate.
Rent is reasonable for everything you get, and rent increases are about the same as the general inflation rate (low).
Across the street are a Wawa and Walgreens. Across another street is a little shopping center with an Asian restaurant, nail salon, post office, and (excellent) dry cleaners.
We just love this place.
Only one complaint: garbage is not picked up on Wednesdays or holidays, so the cans pile up then.
Note: AVE has a great reputation as an apt manager. They have many other locations.

My third lease renewal is upon me and I'm staying. No place is perfect, but The Flats at Lansdale comes close. It's literally right next to the Lansdale interchange for the NE Extension which makes my work commute to Philadelphia very easy.

The pool is a dream. The exterior grounds are well taken care of and clean. Although I pay for a gym membership elsewhere, the fitness center included with the amenity fee is more than adequate for anyone to stay fit. I use it on occasion as a plan B if I'm short on time.

Some other highlights include a newly renovated lobby/lounge area with a billiards table, a beautiful aquarium, chef's kitchen, and Apple computers in a business nook. A newly installed Amazon lockers system to receive packages is a welcome new addition and I can't state how much I love the movie theater.

Best of all, the management team is great. Jared and Chris are always courteous, responsive, professional, and nice people in general. I hope corporate HQ sees this message and gives them a raise. They deserve it.

There are a few areas that need to be improved and updated. First and foremost, the buildings need new front door intercom systems to allow guests inside (currently this is not working but I hear a new system is in the works), the resident lobby is very outdated and needs remodeling. Lastly, only one of the two manor building elevators are working and has it been that way for a few months (I hear the part that needs to be replaced is on backorder so it's not management's fault for the supply chain problem).

In summary, I've lived in four apartment complexes in the Philadelphia region over the last 10 years and The Flats at Lansdale is easily my favorite of them all.

August 2022 Update. All elevators are functioning properly.

This community is an extremely beautiful, well kept and peaceful place to live. The office staff is extremely accommodating, friendly, and will go above and beyond for you. It could not be better located as it is very close to train stations that will easily take you into Philly as well as close to the turnpike which makes travel so convenient! It offers great amenities like a gym with lots of equipment, a great pool, and a beautiful lobby area with printers, entertainment, and amazon lockers. They really do pull out all the stops here and you can not go wrong living here!

I’ve lived in one other apartment before this, and compared to that this one is MUCH better! Given that it was recently sold to a new company there are some changes still being made and improvements being worked on. The staff is very helpful and kind, the community who lives here is nice. And the best part of all: you can barely hear the neighbors in your home (the walls are thick)! The pool is clean and relaxing, parking is good, gym has mostly everything you would need and it’s never crowded. Very beautiful landscape. The only downfalls I’ve had were mainly pricing/ sqft (it is a lot more expensive with less space then I had— but I’d rather pay more for a better, safer home), the dog park is small, and there is limited storage space in my apartment (you can purchase more storage in a garage for an extra 200$ a month). Overall, I would highly recommend these apartments to a friend.
